The Ministry of Housing and Urban Planning (MoHUP) in Bahrain has announced the launch of a Bahrain housing tender for the construction of 128 apartments in Umm Al Hassam as part of the Government Land Development Rights Programme. This project aligns with the kingdom’s efforts to enhance urban development and ensure sustainability in the housing sector.
Project Details
The Bahrain housing tender project covers an area of 8,000 square meters and will be developed according to modern vertical housing standards. Each residential unit will have a 200 square meter area, fully equipped with essential facilities to ensure high-quality living conditions.

Additionally, the ministry highlighted that this Bahrain housing tender is the first project of its kind in the Capital Governorate and the eighth nationwide. Developer Selection Criteria
The ministry clarified that developers interested in bidding for the Bahrain housing tender will compete for a license to develop the project, with the winning bidder selected based on the following criteria:
- Highest land value offered
- Lowest unit sale price
- Compliance with technical and engineering requirements
In its official tender notification, the ministry stated: “The selected developer will be responsible for the design, financing, and complete execution of the project, including infrastructure development and connectivity to existing utilities.”
Implementation & Delivery
- The selected developer in the Bahrain housing tender will be responsible for designing, financing, and constructing the entire project, along with developing the necessary infrastructure.
- The construction phase will take 20 months from the start date.
- The units will be available exclusively for beneficiaries of MoHUP’s social housing financing programmes.
- The deadline for bid submissions is August 6.

Sales Mechanism & Buy-Back Option
According to the ministry, the winning developer “must pay the agreed land value to MoHUP after the completion of the project and the sale of all residential units.”
Furthermore, if any units remain unsold 24 months after construction is completed, the ministry will offer a buy-back arrangement to ensure market stability and encourage real estate investment in housing projects resulting from the Bahrain housing tender.
