Zaha Hadid’s company begins plans for Business Central stadium,

Plans for Zaha Hadid Architects’ Business Central Stadium in Vilnius, Lithuania have been approved by the City of Vilnius.

Developed by Lithuanian developer Hanner,

the project is to be integrated within the Vilnius city plan and the famous public square adjacent to the site.

Zaha Hadid Architects’ Central Business District is expected to be a new gathering place in the city.

The 24,000 square meter complex consists of two low-rise towers,

one with 8 floors and the other with 9, connected at street level by a courtyard atrium and two floors of public facilities.

Design features

A flyover on the fifth level also connects the two towers, visible from street level.

The facades of the project are curved,

while its cantilevered balconies face the historic Gediminas Castle tower in the heart of the city.

To create these curvature forms, ZHA draws inspiration from the dynamic geometry of the neighbourhood’s existing civil architecture.

Business Stadium Central’s design includes 11,750 square meters of landscaped terraces, rooftop gardens and courtyards,

This opens directly onto the public square and will be designed by New York-based Martha Schwartz Partners.

Lined with cafés, restaurants, and shops, the public square caters to local residents, office workers, and visitors.

Elevators lead to the upper floors, where the two public swimming pools, saunas,

steam rooms and sun decks offer panoramic views of the historic Old Town of Vilnius.

While flexible office spaces are arranged within the central floors of each tower,

providing maximum adaptability to extend the life cycle of the project.

While each office space varies in size and layout,

they are designed with maximum flexibility to suit a variety of businesses from new start-ups to well-established international companies.

These workplaces are also linked by landscaped rooftop gardens and balconies offering views of the surrounding city.

The center’s glass façades composed of meticulously designed exterior louvres,

transition to the warmer wood-material palette of Business Central Stadium’s interiors.

Solar analysis locates vents and balconies

It lies within the humid continental climate of Vilnius,

and annual solar analysis determined the configuration of the façade’s louvers and balconies.

This is to reduce direct exposure to the summer sun while improving solar heat gain in cold periods.

These external shading devices also align with the lower elevation of the Sun between October and April of about 38°,

and perpendicular to the sun’s highest position in the Vilnius summer sky of 151°.

ZHA integrates sustainable building systems that aim to reduce the carbon embodied in development in construction and energy use in operation.

To achieve this, the studio uses digital optimization design processes that have helped reduce the amount of material required for the structure,

and combines it with procurement systems that maximize recycled content for the project.

In the interiors, the studio uses wood as a main material,

which will be sourced from certified local sources and incorporated into the project’s comprehensive supply chains created to reduce delivery distances.

The office also evaluates all selected materials so that they can be dismantled and reused at the end of the building’s operational life.

By using natural hybrid ventilation for most of the year,

highly efficient heat exchange and recovery systems will reduce energy consumption.

While low-E insulated double glazing provides excellent levels of naturalness in all public spaces and workplaces.

Construction of the project is scheduled to begin in the second quarter of this year.
