Al Orouba Tower set to redefine Olaya Road in Riyadh

Home » News » Al Orouba Tower set to redefine Olaya Road in Riyadh

Riyadh – The proposed Al Orouba Tower is poised to become one of the capital’s most distinctive landmarks. The newly revealed design outlines a skyscraper rising nearly 50 floors on Al Orouba Road in the Olaya district. Completion is targeted for 2028.

A strategic site with a distinctive design

The choice of location is deliberate. Olaya is the commercial and business core of Riyadh. The tower’s design sets it apart with curved glass façades that catch and reflect light in changing patterns throughout the day. This approach breaks away from the rigid geometry of conventional towers. As a result, it gives the building a strong visual identity on the city’s skyline.

Mixed-use vertical living

The tower will combine luxury residential apartments with modern office spaces. It will be supported by lifestyle and leisure amenities including a fitness club, swimming pool, cinemas, restaurants, and public areas offering sweeping panoramic views. This program reflects a global trend toward multi-functional high-rises, often described as “vertical cities.”

Urban integration

One of the most notable aspects of the project is its direct connection to the Riyadh Metro. This strengthens its role as an integrated urban hub where living, working, and leisure coexist within a single vertical environment.

Looking ahead

While further details on the developer and total floor area have yet to be disclosed, the unveiling of the design positions Al Orouba Tower within Riyadh’s fast-growing wave of high-rise projects. The city continues to reshape its skyline in line with international urban ambitions.

✦ ArchUp Editorial Insight

The article outlines Al Orouba Tower as a new landmark in Riyadh’s skyline. It is defined by curved glass façades that capture shifting light and move away from rigid box typologies. Its mixed-use program of residences, offices, and leisure facilities reflects the global shift toward vertical city models. Yet, questions arise about its contextual relevance. How will the tower align with Riyadh’s existing urban identity and cultural fabric? While the spatial narrative feels ambitious, its integration remains underdefined. Still, the project offers a notable case of spatial dynamics that could reshape the city’s central district.
