In a bold move that reflects the ongoing urban transformation of Jeddah, Ben Dawood Group has revealed the initial concept designs for its latest mixed-use development. The development is located along the city’s northern corniche, with an estimated investment of SAR 2.5 billion.

A New Waterfront Destination Takes Shape

The project spans a land area of 36,235 square meters. It promises to redefine the urban fabric of the coastline. With a total built-up area reaching 244,267 square meters, the development blends residential, commercial, hospitality, and office spaces into a fully integrated waterfront destination.

Four Towers, Four Distinct Experiences

  • Two residential towers, rising 49 and 43 stories, will offer ready-to-move-in luxury apartments with high-end finishes and uninterrupted sea views.
  • A five-star hotel tower, set to operate under the JW Marriott brand, will rise 26 stories. It will add global hospitality prestige to the project.
  • A 27-story office tower will provide over 31,000 square meters of shell & core office space, designed for flexible corporate use.
  • The podium level will feature 12,385 square meters of retail and F&B spaces. These spaces will directly face the sea to create a vibrant leisure and dining hub.

An Urban Microcosm

The master plan includes a two-level underground parking facility spanning 70,917 square meters. This ensures seamless access for both residents and visitors. It also eases traffic congestion along the corniche.

From Vision to Execution

According to Ben Dawood Group, the project is currently in the detailed design development stage. This paves the way for the official launch and construction phase. Once completed, the development is expected to become a key architectural landmark in the city, both for its scale and its blend of functions.
