Reviving Industrial Heritage Through Architectural Alchemy

Neri&Hu’s The Yard in Dalian is a transformative adaptive reuse project that breathes new life into a derelict mid-20th-century industrial compound. Originally housing a chemical research institute’s warehouses, offices, and dormitories, the six existing structures have been reimagined as a vibrant mixed-use hub. The design harmonizes disparate architectural volumes through a unifying language of corten steel screens, modular canopies, and strategic spatial interventions, creating a cohesive cultural destination for students, creatives, and the public.

Programmatic Innovation: Where Past Meets Present

The project integrates:

Civic Spaces: A public library and gallery anchor the site, fostering community engagement.
Commercial & Leisure: Lifestyle retail, a cinema, and a theater activate the courtyard.
Work & Hospitality: Repurposed dormitories now host offices and boutique hospitality venues.

By layering contemporary functions onto industrial bones, Neri&Hu bridges Dalian’s manufacturing legacy with its future as a creative epicenter.

Spatial Strategy: Enclosure and Flow

The original U-shaped layout—once fragmented by a parking lot—is reconfigured into an introspective courtyard, drawing from Chinese garden principles. A central rock installation and a secondary façade system of steel frames mediate between old and new, while curated sightlines create moments of discovery. The material palette weathered corten, preserved stucco, and exposed brick visually narrates the passage of time, embodying Neri&Hu’s philosophy of “meaningful juxtaposition.”

Sustainability and Contextual Sensitivity

The project avoids demolition waste by retaining 90% of the original structures. Low-impact interventions, such as passive cooling via the courtyard’s cross-ventilation and locally sourced materials, underscore its environmental ethos.
