Southwestern University 560 begins with a 75,000-square-foot civic services anchor

Construction is under way on the first phase of Southwestern University 560 in Georgetown, Texas, after a ground-marking event on 23 October 2026. The first committed building is a 75,000-square-foot customer service center for the City of Georgetown, planned to bring more than 300 municipal employees and several resident-facing departments into one facility.
A civic building inside a mixed-use district
The customer service center includes about 5,000 square feet of ground-floor retail and is expected to open in mid-2028. It was approved by voters in 2023. This makes the building more than a municipal office: its public counters, workforce and retail frontage are intended to establish daily activity at the beginning of a much larger development.
The announced first phase covers 67 acres and combines planned office and research space, retail, 150 multifamily homes, a hotel and conference component, entertainment uses and 35 acres of parks and open space. These figures describe the developer’s program for the phase; they are not all completed or guaranteed outcomes.
The professional decision
For planners and owners, the key question is whether the early civic anchor can support a walkable sequence rather than operate as an isolated office with surrounding parking. Entrances, service access, retail frontage, block dimensions and the timing of streets and open space will determine whether the initial building actually prepares the site for later mixed uses.
