On 15 August 2025, Shamal Holding announced the start of preparatory works for Naïa Island Dubai. This is an exclusive waterfront development located on a newly created artificial island connected to the mainland by a private causeway. It’s situated just off the Jumeirah shoreline.

A private island with an integrated vision

The project is designed as a high-end residential and resort destination, blending privacy with open, green spaces. It will host the first Cheval Blanc hotel in the Gulf region, alongside a limited collection of beachfront residential plots.

Cheval Blanc makes its Gulf debut

The Cheval Blanc Maison will feature 30 hotel suites and 40 private pool villas. Each will have direct beach access and panoramic views of the Arabian Gulf and Dubai’s skyline. The design emphasizes tranquility, exclusivity, and refined living.

Connected yet secluded

A dedicated bridge will link the island to Dubai’s main road network. This ensures convenient access for residents and guests while maintaining a sense of retreat from the city’s bustle.

Developer’s statement

Abdulla Binhabtoor, CEO of Shamal Holding, said the project “will strengthen Dubai’s position as a global benchmark for refined, world-class living.”

✦ ArchUp Editorial Insight

The Naïa Island Dubai project introduces an ultra-luxury waterfront community on an artificial island off Jumeirah, with a Cheval Blanc hotel and private beachfront plots. Visuals suggest a clean spatial composition with white façades, linear terraces, and expansive water edges, creating a calm yet opulent atmosphere. However, the scheme appears heavily detached from local cultural identity, raising questions about contextual relevance in Dubai’s evolving coastal fabric. While the project clearly defines its exclusivity and guest experience, city planners remain uncertain about how to integrate it into the broader urban and environmental strategies in the long term.Still, the project’s precise material expression sets a strong precedent for premium hospitality design in the Gulf.
