$700 Million Overhaul Set to Redefine Memphis International Airport

In August 2025, a major redevelopment project was launched at Memphis International Airport, marking the largest capital investment in the airport’s history. The initiative is being led by a joint venture of Turner Construction, Ardmore Roderick, and Chris Woods Construction, collectively known as the TAC Team. With a budget of $700 million, the project aims to revitalize the airport’s infrastructure, enhance seismic safety, and improve passenger experience.

Infrastructure Upgrades and Seismic Reinforcement

Spanning several years, the program includes a comprehensive modernization of the airport’s main terminal, expansion of parking facilities, and critical structural upgrades.
A key component of the work involves filling a former underground transit tunnel with cellular concrete — a lightweight, porous material that enhances structural stability and helps meet modern seismic standards. This step will pave the way for safer, above-ground enhancements in the next construction phases.

Preserving Architectural Identity While Expanding Services

Demolition of Concourse A began in July 2025 and is expected to wrap up in early 2026.
Renovation of the main terminal is scheduled to start in 2027, with completion targeted for 2030. The updated design will preserve the terminal’s iconic mid-century modern architecture while expanding ticketing and baggage handling areas, and reorganizing escalators and stairways for improved circulation.

In addition, a new administration building is currently under design as part of the broader redevelopment plan.
