Northfield Gate reaches full height as Oxford advances 51 affordable homes

The two apartment blocks at Northfield Gate in Littlemore, Oxford, have reached their full four-storey height. Oxford City Council reported the milestone on 23 October 2026 after a topping-out event held four days earlier at the former Northfield Hostel site.

Structure complete, envelope work continues

Brickwork is complete, roof trusses have been installed and roofing is under way. Scaffolding has begun to come down and is expected to be removed by the end of October, moving the scheme from primary structure and masonry toward weatherproofing, external completion and internal fit-out.

The development contains 51 homes: 27 council homes for social rent and 24 homes for shared ownership. The brownfield site had been unused since 2014. Completion is currently expected in spring 2027.

Performance now depends on detailing and commissioning

The council describes the homes as highly insulated and airtight, with photovoltaic panels integrated into the design. Reaching full height does not demonstrate those outcomes. The critical delivery phase now concerns continuity of insulation and air barriers, junction detailing, moisture management, services installation and commissioning.

For the contractor and client team, the falling scaffold also narrows the opportunity to correct façade defects economically. Envelope inspections, photographic records and testing should therefore precede full access removal. Energy claims will ultimately depend on as-built quality and verified system performance rather than specification alone.

Northfield Gate forms part of Oxford’s programme to deliver 1,600 affordable homes between 2025 and 2029, including at least 850 for social rent. The current milestone confirms construction progress on 51 of those homes, not delivery of the wider programme.
